Best AI Inspection Tools for Vacation Rentals 2026
AI Inspection Tools
Five tools for rental turnovers, ranked

Written by Punn Kam, ex-Google AI engineer and Y Combinator repeat founder. He is the co-founder of Conduit, an AI agent platform built for hospitality, serving 300+ hospitality brands in 140+ languages. Last updated October 7, 2026.
The best AI inspection tool for most vacation rental operators in 2026 is RapidEye, which reviews turnover photos and walkthrough video and sends its findings on to other systems. Properly suits teams that want an inspector to check every AI flag at $5 an inspection, and TurnAudit suits dispute evidence. Conduit is where RapidEye findings become tasks and guest messages.
How did we rank AI inspection tools?
I ranked these AI inspection tools by one criterion: how far a finding travels after the AI flags it. At one end a finding stops as a PDF or a report in someone's inbox; at the other it reaches a task system, the owner, or the guest who stayed, without anyone retyping it.
Detection quality matters too, but none of these vendors publishes an independent accuracy benchmark, so I can't rank on it honestly. What I can check on each vendor's own pages is what they capture (photos, video, or both), who reviews the flags, what comes out the other end, and what it costs. Each tool links to the page I read on October 7, 2026, and where a vendor doesn't publish something, the table says "not published".
Conduit is not on the ranked list because it does not run visual inspection; its own section below covers what happens to RapidEye's findings once they reach Conduit.
What are the best AI inspection tools for vacation rentals?
The five AI inspection tools below review turnover photos or walkthrough video and are aimed at rental operators. They are listed from the tool whose findings travel furthest (into other systems and to a named owner) to the ones whose findings stop at a report, with published pricing and one watch-out for each.
1. RapidEye
RapidEye is an AI inspection tool built for vacation rental and hotel turnovers. According to its homepage, RapidEye ingests historical turnover photos, builds a visual baseline for each room, and flags "damages, missing items, staging changes, and cleanliness issues" in new turnover photos or video. RapidEye says it has analyzed over 10 million photos across 4,000+ properties, and that a trial with a 500+ unit property manager found an average of 4 damages per property that cleaners and inspectors had missed.
RapidEye's pricing page lists flagged-turn alerts to Slack or email, shareable damage evidence per turn, and, on the Operations plan, video walkthroughs, back-to-back damage attribution, and owner-ready condition reports. Its integrations directory lists Turno and Operto Teams, and its fit guide names Breezeway as its primary integration. An Inspection API in early access returns findings in a form "your systems can route to a task, a report, or an assistant." Pricing is per unit and not published.
Watch-out: RapidEye's fit guide puts its sweet spot at 100 to 500+ properties and says it works best when someone owns the turnover process, so a host with a handful of units is outside its stated fit.
2. Properly
Properly pairs AI with human inspectors. On its Real-Time Inspection page, Properly says its AI builds a custom checklist for each home and flags issues in cleaners' turnover photos, then expert inspectors review every flag so problems can be fixed before checkout. Real-Time Inspection costs $5 per inspection on top of a Properly platform plan at $12.99 or $14.99 per property per month (pricing).
Watch-out: the inspection page describes photo review only. Properly uses video for onboarding a property (AI page), not for turnover inspection.
3. Paraspot
Paraspot runs AI-guided inspections that the occupant performs on their own phone. Per Paraspot's homepage, its AI detects cracks, stains, missing items, and maintenance needs and produces time-stamped, geo-tagged reports. Paraspot lists integrations with AppFolio, Buildium, Rentvine, Propertyware, Rent Manager, and Arthur, which are long-term rental systems. Pricing is not published.
Watch-out: inspections performed by the occupant suit move-in and move-out better than same-day turnovers.
4. TurnAudit
TurnAudit records a before-and-after video walkthrough of each turnover and files it by property and stay. Per TurnAudit's site, an optional credit-based AI review surfaces spots worth a look, each linked to a moment in the video, and TurnAudit keeps that advisory review separate from the sealed original recording it builds for damage disputes. Pricing is $19 per month for the first property and $12 for each additional one (up to 25 properties), with extra AI review credits at $6 each.
Watch-out: TurnAudit lists no integrations, and its own page says the AI "can miss things."
5. Smart Property Check
Smart Property Check is an iOS app where you record a walkthrough video and AI detects damage, wear, and maintenance issues, then produces a branded PDF report. According to its homepage, reports take about 30 seconds, and plans run $29 (Starter) or $89 (Solo) per month, with a $199 Team plan listed as coming soon.
Watch-out: no integrations or task features are listed, so findings stop at the PDF.
Where does Conduit fit with AI inspection?
Conduit fits after the AI flag. Conduit is an AI agent platform for hospitality, used by 300+ hospitality brands, and its RapidEye integration turns RapidEye's findings into Conduit operations tasks. A team member starts a RapidEye walkthrough from a task linked to a property, the cleaner records through RapidEye's link, and when the inspection finishes Conduit creates one follow-up task listing each finding with its room, severity (minor, moderate, or major), category (damage, cleaning, or lost item), and video timestamp.
That follow-up task carries RapidEye's before and after evidence photos and a link to the full report, and it sits on the same property as the task the walkthrough started from (and its reservation, when that task has one). Conduit tasks hold photos, receipts, and checklists, not video files, so the clip stays in RapidEye's report. Creating the task fires Conduit's task-created trigger, which can start an agent or a workflow that dispatches a contractor by SMS or email, sends the owner the evidence, or asks the last guest about a lost item in their booking thread. Tasks and operations workflows are part of the Full Suite at $48 per unit per month (pricing); RapidEye is priced separately. The walkthrough-to-task flow is laid out step by step in AI video inspections for vacation rentals.
What about Breezeway, Turno, and Operto Teams?
Breezeway, Turno, and Operto Teams are operations tools where cleaners capture inspection photos, but none of the three publishes an AI review of the photos. Breezeway's quality assurance page describes custom checklists and required photo uploads, and its AI page covers Controller (operations) and Concierge (guest messaging), with nothing about reviewing images. Operto Teams requires photo and video uploads on tasks. Turno's API shows checklist items with a required-image flag and a problem-report endpoint.
RapidEye's integrations directory lists Turno and Operto Teams, and its fit guide names Breezeway, so you can add AI review without replacing the tool your cleaners already use. If you are replacing one, see our Breezeway alternatives and Turno alternatives.
How do these AI inspection tools compare?
The table compares each tool on the same five questions, using only what each vendor publishes on the pages linked above. "Not published" means I couldn't find it on the vendor's own site; the feature may still exist. Conduit is included as the destination for RapidEye findings, not as an inspection AI.
| Tool | Captures | Who confirms flags | Output | Finding reaches a task system | Published price |
|---|---|---|---|---|---|
| RapidEye | Photos and video | AI, routed to your QC owner | Slack or email alerts, evidence per turn, condition reports | Inspection API in early access; Conduit integration | Per unit, not published |
| Properly | Photos | AI, then Properly's inspectors | Inspection report | Not published | $5/inspection plus $12.99 or $14.99/property/mo |
| Paraspot | Occupant-captured photos and video | AI | Time-stamped, geo-tagged report | Not published | Not published |
| TurnAudit | Before and after video | Advisory AI, you decide | Flags linked to video moments, dispute record | No integrations listed | $19/mo first property, $12 each after |
| Smart Property Check | Video | AI | PDF report | No integrations listed | $29 or $89/mo; $199 Team plan coming soon |
| Conduit (with RapidEye) | None itself; starts the RapidEye walkthrough from a task | Your team, before an agent acts | Follow-up task with findings, evidence photos, report link | Yes, as a Conduit task with triggers | Full Suite $48/unit/mo, plus RapidEye |
Which AI inspection tool should you pick?
The right AI inspection tool depends on where your findings need to end up. If you run 100+ units and want detection across the photos and video your cleaners already take, start with RapidEye, which says its sweet spot is 100 to 500+ properties. If you want a person to check every flag and photo-only review is fine, Properly does that with its own inspectors at $5 an inspection. If your main worry is winning damage disputes, TurnAudit's sealed video record is built for that, from $19 a month.
If your team loses hours between "the AI found something" and "the cleaner, the owner, and the guest all know about it," run RapidEye through Conduit's RapidEye integration so the finding lands as a task next to the guest conversation. FAQ
The questions below cover AI property inspection software for vacation rentals: what the AI reviews, what it costs, how it connects to the tools you already run, and what happens to a finding once it's flagged. Each answer stands on its own.
What is AI property inspection software?
AI property inspection software reviews turnover photos or walkthrough videos and flags damage, missing items, and cleaning problems for a person to confirm. Some tools stop at a report; others send each finding on to a task or a conversation.
Is Conduit an AI inspection tool?
Conduit does not run visual inspection itself; RapidEye's AI does, and Conduit's RapidEye integration turns RapidEye's findings into Conduit tasks. Conduit handles what happens after the flag, such as dispatching the fix or messaging the owner or the last guest.
Can AI inspect a vacation rental from a video walkthrough?
RapidEye, TurnAudit, and Smart Property Check all review walkthrough video. RapidEye says video walkthroughs produce better results than individual photos because they capture the full context of each space.
How much does AI inspection software cost for vacation rentals?
Published prices start at Properly's $5 per inspection, TurnAudit's $19 per month for the first property, and Smart Property Check's $29 per month. RapidEye and Paraspot do not publish prices.
Does Breezeway use AI to review inspection photos?
Breezeway's own pages do not describe AI review of inspection photos; its AI page covers Controller for operations and Concierge for guest messaging. RapidEye's fit guide names Breezeway as its primary integration.
Is AI inspection accurate enough to replace a human inspector?
None of these vendors publishes an independent accuracy benchmark, and TurnAudit says its AI can miss things. Properly and RapidEye both describe a person confirming flags before anyone acts.
