Conduit's case rests on how far you can configure its agents and what they can reach. Each agent has its own instructions, model, guardrails, and a per-tool allowlist on every connection, can call sub-agents, runs in Autopilot or Copilot mode, and can be set differently per channel. Skills are named, versioned instruction packs attached to an agent. Deterministic workflows (conditions, filters, waits, send message, create task, run tool, HTTP request) can be called by an agent as a tool, and AI steps can sit inside a workflow, so you decide which parts follow fixed rules and which use judgment.

Its pricing page lists four plans, and its AI features are AI Suggested Replies, Q&A Auto Replies, Message AI Assistant, Inbox AI (fully automated messaging on the Mogul plan), AI Issue Alerts, and AI Copilot. Enso Connect calls itself the AI agent layer for Guesty and lists two-way sync with Hostaway. EnsoAI runs in Copilot or Autopilot mode in an inbox covering Airbnb, Booking.com, WhatsApp, SMS, email, and phone, Custom Workflows fire on guest events without code, and the Boarding Pass guest app handles verification and upsells. Enso says it runs on 60,000+ properties, with case studies at 65% to 75% automation. Pricing is not published.

8. HostBuddy AI (2 of 5)

HostBuddy is the cautious autopilot. It connects to 14 PMSs listed in its FAQ, can be scheduled to cover only off-hours, and raises Action Items for lockouts, maintenance, and anything needing approval. A late checkout request is the cleanest test of AI guest messaging software for short-term rentals, because the right answer depends on the next reservation and the cleaning schedule. The walkthrough below runs the request in Conduit for a host on Hostaway with cleaning in Breezeway, using tools that exist today.

At 8:40pm a guest on Airbnb asks to leave at 1pm instead of 11am. The agent's late-checkout skill holds the house policy, say 1pm when nobody arrives that day and noon at most on a same-day turnover. The agent calls a "late checkout check" workflow as a tool. The workflow runs Hostaway's search-reservations for the unit's next arrival and Breezeway's list_tasks for the cleaning scheduled that day, then branches on fixed conditions. It finds a guest arriving at 4pm and a clean booked for 11:30, so the same-day rule applies.

The agent offers noon, and the guest accepts. It calls Hostaway's update-reservation to set the new checkout time, moves the Breezeway task's scheduled time with update_task, and adds a comment for the cleaner. Then it schedules its own follow-up for 11:45 the next morning to remind the guest. If the incoming reservation changes overnight, a reservation-modified trigger re-runs the same workflow and escalates any conflict to your team.

Akia says its agent handles late checkout requests, and Aeve sells late check-outs as an upsell, so ask each vendor to run this exact flow on your PMS and your cleaning tool before you sign.
