Direct Bookings From AI

Free links, MCP and fast answers for hotels

A sunlit dining room with a long wooden table, bentwood chairs, linen curtains and a view over hills.

To get direct bookings from ChatGPT and other AI agents, a hotel needs rates that agents can reach without an OTA: Google free booking links through a booking engine partner, a booking engine or property management system (PMS) with an agent connection such as MCP, the same facts and prices everywhere, and fast answers to every question.

I checked each step below against Google's documentation, vendor announcements and earnings calls on October 8, 2026, and the sources are listed at the end.

Can a hotel get direct bookings from ChatGPT today?

A hotel can get direct bookings from ChatGPT today through an app inside ChatGPT that books into the hotel's own system, and hotel chains have built those apps. Hilton said on April 28, 2026 that its ChatGPT app would launch within weeks, joining Hyatt, Accor and Wyndham (Skift). Wyndham also connected its hotel data to Anthropic's Claude, and CEO Geoff Ballotti said "the focus is really on driving more direct bookings" (Skift, February 19, 2026).

An independent hotel has no brand app, so its route depends on its booking engine or PMS vendor offering an MCP server that can sit behind a ChatGPT app (more on that below). Without one, a ChatGPT booking for an independent hotel usually runs through the Booking.com or Expedia apps that launched on October 6, 2025. I compare all four assistant rails in how AI agents book hotels.

Which channels turn an AI agent conversation into a hotel booking?

Six channels can turn an AI search or an agent conversation into a hotel booking today, and only some of them leave the reservation with the hotel. The table lists what each one asks of the property and who ends up holding the reservation, based on the sources linked in each section below.

Google free booking links send a traveler from Google Search, Maps or Hotels to the hotel's own booking page at no cost per click. Google started free hotel listings in March 2021 and later extended free booking links to Search and Maps (Search Engine Land).

The setup changed in 2025. Google's Hotel Center announcements say that from July 30, 2025, hotels can no longer add rates through Google Business Profile, and Google recommends working with "a central reservation system, internet booking engine, or other partner." The price rules on that page are older. A June 2023 policy update requires the total price on the booking page to match the total shown on Google, and a June 23, 2023 clarification says offers shown on Google "must result in confirmed bookings at the hotel within 24 hours."

For an independent hotel, the practical step is to ask the booking engine vendor whether it is a Google connectivity partner and to turn the feed on. Google's AI Mode hotel booking, launched in the US on August 27, 2026, lists only chains and OTAs as launch partners (Skift), so free booking links remain the direct route from Google that an independent can switch on itself.

How do you make your booking engine bookable by AI agents?

A booking engine becomes bookable by AI agents when it exposes rates, availability and the booking action through an interface agents can call, and the Model Context Protocol (MCP) is one widely used standard for that. OpenAI built its Apps SDK on MCP, so an MCP server is also the base for a ChatGPT app.

Some hotel vendors already ship this. Mirai says it made its booking engine "MCP-ready, enabling agentic reservations through ChatGPT or any other AI agent" (Mirai). Apaleo's MCP server lets agents carry out tasks "from checking availability and modifying bookings" across a hotel's systems (Apaleo). Agentic Hospitality's TravelOS MCP server connects a hotel's CRS and PMS to AI platforms so that "reservations route back through the hotel's system of record" (Hospitality Net).

If your booking engine or PMS is not on that list, ask the vendor three things: whether it has an MCP server or agent API, which assistants it is connected to, and whether bookings made that way land in your PMS as direct reservations.

What property facts do AI agents need to see?

AI agents need the same rates, fees, policies and amenities on the hotel's own site as on every OTA listing, written as plain facts they can read. IHG is rebuilding its content with that in mind. Skift reported in February 2026 that IHG created a "digital and AI-compatible hotel content platform" that restructures hotel information into modular, machine-readable data (Skift, February 17, 2026).

An independent hotel does not need special files for Google. Google's guidance for AI Overviews and AI Mode says "there's also no special schema.org structured data that you need to add," and that you don't need "new machine readable files, AI text files, or markup" (Google Search Central). Ordinary SEO and a page Google can index with a snippet still apply. The full checklist is in how hotels show up in ChatGPT and AI search.

Why are direct bookings worth the work for independent hotels?

Direct bookings matter most to independent hotels because OTAs supply most of their reservations and those reservations cancel more often. Cloudbeds' 2026 State of Independent Hotels report, based on 90 million bookings in 180 countries, found OTAs made up 63.4% of independent hotel bookings in 2025, nearly 80% in some markets, and OTA bookings cancelled at 21.8% against 10.6% for direct bookings (Asian Hospitality).

Chains start from a different place. Hilton CEO Chris Nassetta said "80% plus of our business is already direct" on the Q1 2026 call (Motley Fool transcript). The commission side of the math is in OTA commission vs AI agent bookings, and the channel shares are in OTA vs direct hotel bookings.

How should a hotel answer guest and agent questions before and after booking?

A hotel should answer every pre-booking and post-booking question on every channel within minutes, because the reply is a part of the booking path the property controls. Travelers ask about parking, pets, late arrival and fees before they book, and the same guest writes again about changes and requests once they have. I explain why speed moves direct bookings in the 5-minute rule.

Conduit works on that part of the booking path. It runs AI agents that answer guest messages and calls and take action, a shared inbox for messages, calls and team handoffs, and guest portals with upsell offers, a guidebook and an AI concierge. Conduit is not a booking engine or an OTA and does not create bookings or put rooms into AI agents; your booking engine and PMS do that. Plans start at $18 per unit per month for Messaging, or $899 per month on the Startup plan for 0 to 25 units (pricing).

What can't a hotel control yet?

A hotel cannot yet control which source an AI agent picks when several sell the same room, and OTAs are paying for position inside the assistants. Booking Holdings said on August 4, 2026 that it is "part of the test group of OpenAI for CPC," while traffic from large language models was "still significantly below 1% of our room nights" (Investing.com transcript). Expedia called itself "an early adopter of ChatGPT's latest ad product" on August 5, 2026 (Motley Fool transcript).

The agents themselves are uneven on brand sites. In Skift's October 2026 spot tests, Meta's Muse hit speed bumps on Hilton, Marriott and Hyatt sites (Skift, October 2, 2026). The bigger question of whether agents weaken OTAs at all is in Will AI Agents Replace Booking.com?.

FAQ

Direct booking from AI tools depends on Google's hotel rules and on what each booking engine vendor has built, and both change often. The answers below use Google's documentation, the vendor announcements and the earnings calls linked above as they stood on October 8, 2026.

Can independent hotels get direct bookings from ChatGPT?

Independent hotels can get direct bookings from ChatGPT only through an app inside ChatGPT that books into their own system. An MCP server from the booking engine or PMS, such as those Mirai, Apaleo and TravelOS describe, is the building block for that app, and without one a ChatGPT booking usually runs through the Booking.com or Expedia apps.

Can hotels still add rates to Google Business Profile?

Hotels can no longer add rates by hand in Google Business Profile. Google ended that on July 30, 2025 and recommends using a central reservation system, booking engine or other connectivity partner to keep free booking links running.

Google free booking links are still free per click for the hotel. The hotel needs a connectivity partner to send rates, and Google requires the price on the booking page to match the price on Google and the booking to be confirmed within 24 hours.

Hotels do not need special schema or AI text files to appear in Google's AI Overviews or AI Mode. Google says there are no additional requirements beyond normal SEO and a page that is indexed and eligible for a snippet.

What is MCP for hotels?

MCP, the Model Context Protocol, is an open standard that lets an AI agent call a system's functions, such as checking availability or creating a reservation. OpenAI's Apps SDK is built on it, and hotel vendors including Mirai and Apaleo have launched MCP servers.

Does Conduit take bookings from AI agents?

Conduit does not take bookings from AI agents. It runs AI agents for guest messages and calls, a shared inbox and guest portals with upsells, so it handles the questions, changes and requests that come before and after a booking made anywhere.

Where do these facts come from?

The facts in this guide come from Google's own documentation, hotel technology vendor announcements, earnings call transcripts and dated trade press, and I read every page listed here on October 8, 2026. Google's rules for hotel rates change every year or two, so check the Hotel Center page before you set anything up.
